The Kade is located on the VOC Kade in Oostenburg, Amsterdam city center. The estimated delivery date is in July 2023

There are a total of 56 apartments in the complex.
No social or mid-rental homes are offered within this project.
There are 18 different types available, which can all be found on the website’s offer section.
There is a communal rooftop garden on the top floor that all renters may use.
There are several tram and bus stops in the area. The nearest tram stop is Eerste Leeghwaterstraat and the nearest bus stop is Oostenburgerstraat.
The Kade does not offer parking spaces. There is a Q-Park located near the project that can offer parking spaces, and we recommend checking their website for current availability and prices.
To be considered for an apartment, it is important that you have a completed registration. You can register by going to the housing search and indicating your preferred apartments. From there, you can register. It is important that you answer all questions. You can also register via [THIS LINK]. Once the registration is complete and you meet the income requirements, the broker will contact you within 2 working days.
Homes are allocated randomly (through our rental software) to completed registrations meeting the rental conditions.
No, it is not possible to view the property as it is a new construction project. The construction is still ongoing, so it is not safe to enter the homes. So, as is often the case with new construction, you will rent based on a floor plan and impression.
Once your registration is complete, the broker will call you within two working days. They will review your registration and can answer any questions you may have. During this conversation, you will be informed whether or not you can get an option on your preferred home. After this, you will receive an email with a temporary allocation to the property. After you have accepted this, the broker will assess your financial situation. Once your dossier is approved, we will send you a lease agreement.
Tenants must earn at least 4 times the monthly rent. The income of the co-tenant counts for 100%. You may also include vacation pay and fixed bonuses in your annual income.
This is done through Datakeeper. If the income from Datakeeper is not yet clear, additional documents will be requested. This is always the case for self-employed individuals, and you will need to provide the following documents:
- Certified accountant’s statement
- Profit and loss statement for 2021
- 2021 annual report
- IB-60 form for the previous fiscal year
- Forecast for the next fiscal year
- Extract from the Chamber of Commerce
Unfortunately, this is not possible; it is important that the tenant(s) meet the income requirements themselves.
It is only possible to rent with sufficient income according to the income test, with a maximum of 2 incomes that can be considered a joint income. Also, no more than two tenants may be registered at one address.
Unless these requirements are met, it is not possible for students to rent a home. Unfortunately, no guarantees by third parties (parents) are accepted. Student financing is not counted as income.
No, house sharing is not allowed. There is house sharing when two or more people live together, and there is no sustainable partner relationship. Unfortunately, you cannot rent with friends, colleagues, acquaintances, etc., with us.
An allowance is counted as income if it is a long-term allowance. Think of a WIA or Wajong allowance. If this is the case, we would like to receive the following from you:
- Commitment letter from UWV instead of employer statement
- Copy of bank statement showing allowance deposit
We will then internally assess whether you meet the income requirements.
Yes, 10% of your own capital may be added to your annual income. Note that only capital on a payment or savings account is counted as own capital. Investment accounts, etc., are not counted.

To be eligible for a home in a safe and reliable way, your (personal) information will be verified through Datakeeper. Datakeeper is an application on your phone that enables you to do this securely and quickly. With Datakeeper, we can better protect your privacy, and you are in control of the information you send.
Once the rental process starts, you can start your registration using Datakeeper. You will need your DigiD login details. Unfortunately, it is not possible to log in with the DigiD app. You must have your username, password, and ensure that SMS verification is turned on. Check https://www.digid.nl/inlogmethodes/sms-controle/ to verify if SMS verification is turned on.

Using Datakeeper is mandatory as it is the safest way for all involved parties to share information. Therefore, it is not possible to manually send us your documents, unless they are additional to your Datakeeper session. If you experience any issues with Datakeeper, please contact the real estate agent.
You do not have to pay any registration fees or intermediary fees/commission. Before the delivery of the home, the first month’s rent and any deposit must be paid.
The expected service costs are €70 per month. Please note that this is an estimate and is subject to change.
Yes, you must pay one month’s rent as a standard deposit.
You must rent for at least 12 months. After that, a notice period of one month applies, starting on the first day of the new month.
Yes, you have to pay service costs on top of the basic rent. You can find the monthly advance payment on the price list. This is to cover some of the costs for shared spaces. You will always receive a separate statement for this, and annually, you will receive an overview specifying the actual costs incurred and the amount you and your neighbors have already paid as an advance payment. The composition of the service costs is determined by legal requirements, and we cannot deviate from them. If you want to know more, please visit the website Rijksoverheid.nl. Costs that you do not pay to the landlord, but that you should keep in mind, include the cost of an internet connection, water and electricity, taxes, and insurance. The homes are not connected to the gas network.”
The images on the website are impressions of different types of apartments within the project. If you click on your (desired) apartment in the apartment finder, you will also see an impression of the respective apartment (if available).
All apartments have only an indoor storage room. So you will find it in your apartment.
The general ceiling height is 2.63m high.
The walls in the apartment are finished in white.
The floors of the bathroom and toilet are tiled. All other floors are delivered bare. The final floor finishing must be purchased and laid by the future tenant. If you are interested in upholstery please check out the upholstery services.
When installing a floor, the underfloor heating and the 10dB noise standards must be taken into account.

No, all apartments are gas-free.
All apartments are heated (and cooled) by means of a Heat Cold Storage (WKO).
All apartments have energy label A+++++.
The washing machine connection is located in the storage room of the apartment or in the kitchen: you can find it on the floor plan of your (desired) apartment as “WM”.
There is a bicycle shed in the basement. However, this bicycle shed is only accessible for regular bicycles; cargo bikes and scooters cannot be placed within the project.
No, there are no facilities for charging bicycles or cars.
With the exception of apartment types S3 and S4, all apartments have their own outdoor area. You can see this in the apartment finder and on the floor plan of your (desired) apartment.
No, the impressions are an example of how the apartment can ultimately be decorated. Although the walls are finished smoothly, the apartments are delivered without furnishings or furniture.
